Mold in the AC closet: why it happens here and what removal costs

If you have mold in a Glendale house, this is statistically the most likely place to find it, and almost nobody looks here until there is a smell.

Why the AC closet is the wet spot in a dry city

Glendale has essentially no ambient humidity for much of the year. What it has instead is an air conditioner running for eight months, and an air conditioner is a dehumidifier whether you wanted one or not.

The evaporator coil sits well below the dew point of the air moving across it. Moisture condenses out, collects in a drain pan, and leaves through a condensate line. On a hot day a system can pull a genuinely surprising amount of water out of the air.

  1. Open the closet and smell it. A musty or earthy smell that gets stronger when the system runs is the classic sign.
  2. Look at the floor and the bottom few inches of drywall around and behind the unit. Staining, softness, or visible growth.
  3. Find the drain pan under the air handler and look in it. Standing water means the line is not draining.
  4. Find the condensate line where it exits, often to a bathroom sink tailpiece, a floor drain, or outside. Is it dripping when the system runs? It should be.
  5. Look at the secondary pan if there is one, and check the float switch is present and connected.
  6. Look at the return air path. If the closet is part of the return, anything in it is being distributed.

Take photos while you are in there. It saves a visit.

What removal involves

Containment first. Plastic, negative air, and a sealed work area, because this closet is connected to the air path of the whole house. Tearing out mouldy drywall next to an air handler without containment distributes the problem.

Remove affected materials. Drywall, insulation, and anything else porous that is contaminated. Framing and other non-porous surfaces are cleaned and treated rather than removed.

HEPA work. Vacuum and air scrubbing through the process.

Deal with the system itself if it is involved. A contaminated blower wheel, coil, or duct interior is a separate scope and it is the part people skip. If the air handler is contaminated, cleaning the closet and leaving the system is doing half the job.

Fix the water source. Nothing else matters if the condensate line still clogs. That is HVAC work and it should happen with the remediation, not after.

Do you need testing first?

Sometimes. If you can see growth and you know the source, sampling is often unnecessary: what you need is removal and a fixed drain line. Where testing earns its money is when there is a smell and no visible source, when someone in the house is symptomatic, or when you want a documented before-and-after for a landlord, an insurer, or a sale.

Preventing the next one

  1. Flush the condensate line two or three times through cooling season. Ten minutes with a wet vac at the outlet, or the method your HVAC tech recommends. This alone prevents most of these.
  2. Check the pan at the start of summer.
  3. Verify the float switch works. It is the last line of defence and it is regularly disconnected by someone who got tired of the system shutting off.
  4. Have the coil cleaned on a service schedule.
  5. Do not store anything in the AC closet, especially cardboard. It is not a cupboard, it is mechanical space with a drain pan in it.
